Real Estate Assessment time 2012: Welcome to Spotsylvania!

Okay folks, its assessment time again in Spotsylvania county. I love my county, but sometimes I get confused by their reasoning. For example, our local real estate market has been in a downward slide for the past 4-5 years. We have lost at least 40% of our value from 2007. However, my county real estate assessment has increased by about 13.5%. I know the assessors office has a huge workload and don't fault them for their errors. However, as the homeowner you have the right to appeal the value Read more [...]

Fredericksburg fresh and local fruits and vegetables: Farmers Markets

You might not know it to look at me, but I'm actually picky about my food. I prefer my fruits and veggies locally grown from biodynamic farms that don't use pesticides. Failing that, I prefer them from the US with an organic designation. Part of that is because I want food with a higher nutrient content, and part of is that I want to support folks who aren't throwing pesticides around. I've decided to put a Fresh/Local guide for folks in the area to use. This is by no means complete, and if you Read more [...]

Should I get a home warranty?

My buying clients often ask me "should I get a home warranty?" Yes. The answer is yes unless you are: 1) a general contractor 2) an investor who will not occupy the home or 3) buying a fixer upper in poor condition. Why would you want a home warranty? The real question is why wouldn't you want a home warranty? Most warranties protect all the systems in the home for 1 year. That means if your AC unit quits running you pay a $70 deductible and someone fixes it. After pricing some repairs Read more [...]

Why you should buy a home in the Fredericksburg Area right now!

I know that sounds a little pushy, which is not my intent, but after reading a short article in Bill Freehling's Fredericksburg Business Insider I felt I needed to provide some impetus. The reason I say this is because the median home price reached an 8 year low in January 2011. Read more [...]

What happens after my short sale at tax time?

This is a pretty common question in the short sale world. Most parts of the country have been hit hard by short sales, and Fredericksburg, Stafford and Spotsylvania are no exception. If you are lucky enough that your bank does not attempt collection then you are likely to receive a 1099. "What? I didn't do any work for my bank?" I agree, but the bank is required by the IRS to report any forgiven debt in excess of $600 using a 1099-C form. Read more [...]
